Ankaŭ mi rekomendas uzi "tio". (Kaj fakte "tiu afero" kaj "tio estas" sinonimoj.)
Ankaŭ "tiu" estas ebla, sed ĝi bezonas specialan situacion: Vi antaŭe parolis pri iu aĵo aŭ persono, aŭ per la mano ĝin montras nun. Se vi imagas tian situacion, tiam "tiu" ja estas bona.
Sed ĉu ankaŭ la leganto havos tiun saman imagon? Ĉar ĉi tie legeblas nur tiu unu frazo, la uzo de "tio" estas pli natura kaj kutima.
