This Japanese sentence seems a bit stilted to me. I want to use it as an example of 区分. I'll add an alternative translation.

A bit of a worry.

Thanks for your comments.
This sentence has been checked again by a Japanese who said that it is correct.

It might not be wrong, but that doesn't necessarily mean it's a good example sentence.
というかこういうとき「区分」って言いますかねえ。ぼくなら「分割」(?)か「分け与える」あたりを使う気がします。
その他、ぼくだったら
(大きな土地→広い土地?)
土地を→土地は?
子供たちのために→子供たちに
区分する。→分け与えるつもりだ/つもりです。
と言う気がします。
そうでなければならないと主張するつもりはありませんが。
